La plataforma Mall Analytics es la nueva herramienta de big data dirigida al sector retail de la consultora inmobiliaria Tinsa M\u00e9xico<\/a>.<\/strong> <\/p>\n\n\n\n

Esta soluci\u00f3n de business intelligence brinda informaci\u00f3n para detectar y dimensionar el potencial que existe en torno a los centros comerciales<\/a>, ubicar zonas potenciales para el desarrollo de nuevos proyectos y oportunidades para mejorar el desempe\u00f1o de los ya existentes, as\u00ed como para conocer la saturaci\u00f3n comercial y la oferta existente de las principales anclas y giros.<\/p>\n\n\n\n

Marisol Becerra, directora de consultor\u00eda de Tinsa M\u00e9xico, explica que en 2020 las ventas en tiendas f\u00edsicas se vieron afectadas “significativamente” por la serie de restricciones impuestas a la industria de centros comerciales a consecuencia de la pandemia por covid-19, entre ellas, cierres temporales, limitaci\u00f3n de horarios y aforos reducidos.<\/p>\n\n\n\n

\u201cEl 2021 ser\u00e1 un a\u00f1o igual de complejo, donde las nuevas tendencias de los centros comerciales tendr\u00e1n que lograr un equilibrio entre los consumidores que prefieren la compra en l\u00ednea y los compradores que mantienen su gusto por ir las tiendas f\u00edsicas. Para el canal de e-commerce, el mayor reto sigue siendo la entrega de productos. En esta coyuntura, los centros comerciales pueden jugar un papel importante ya que sus ubicaciones son privilegiadas\u201d, detall\u00f3 Becerra.<\/p>\n\n\n\n

Panorama inmobiliario de los centros comerciales<\/h2>\n\n\n\n
  • Al cierre del 2020, el registro de centros comerciales es de poco m\u00e1s de 1,470 proyectos <\/strong>en operaci\u00f3n, los cuales suman un GLA (Gross Leasable Area) superior a los 29.27 millones de m\u00b2 <\/strong>rentables.<\/li>
  • A pesar de la pandemia, en el 2020 se observaron aperturas de nuevos centros comerciales, principalmente en las grandes ciudades del pa\u00eds como la CDMX. Asimismo, en ciudades como Monterrey, Guadalajara y Canc\u00fan, por mencionar algunas, recorrieron su apertura para 2021. <\/li>
  • El \u00edndice de penetraci\u00f3n comercial | densidad <\/strong>comercial nos permite tener un term\u00f3metro del nivel de oferta que existe por cada 100 habitantes, y detectar las \u00e1reas de oportunidad que existen en el territorio nacional. A nivel nacional, se cuenta con un \u00edndice de penetraci\u00f3n de 23.23m\u00b2\/100 habitantes y para las zonas urbanas la penetraci\u00f3n es de 35.25m\u00b2\/100 hab.<\/strong><\/li>
  • Los estados de Quintana Roo, Baja California Sur, Quer\u00e9taro, Nuevo Le\u00f3n y la CDMX presentan el \u00edndice de penetraci\u00f3n m\u00e1s alto con una media por arriba de los 40m\u00b2\/100 habitantes<\/strong>, tambi\u00e9n dentro de estos estados se concentra el 29.7% del inventario total<\/strong>.<\/li>
  • El Estado de M\u00e9xico tienen una penetraci\u00f3n de 28.7m\u00b2\/100 habitantes, con lo cual se ubica en la novena posici\u00f3n dentro del ranking nacional. Esto a pesar de concentrar el 17.7% del GLA en operaci\u00f3n y ser el estado con mayor n\u00famero de habitantes.<\/li>
  • Si bien existen estados con bajo \u00edndice de penetraci\u00f3n como Oaxaca, Chiapas, Zacatecas y Durango, se deben considerar factores adicionales para determinar si cuentan con el potencial para incorporar nuevos centros comerciales.<\/li>
  • El 60% de los centros comerciales <\/strong>se ubican dentro de 6 grandes ciudades<\/strong>, las cuales son el Valle de M\u00e9xico, Monterrey, Guadalajara, Puebla, Quer\u00e9taro y Canc\u00fan. En conjunto, estas ciudades concentran el 30% de la poblaci\u00f3n nacional <\/strong>y suman un inventario de +15.5 millones de m\u00b2 de GLA<\/strong>, distribuidos en 735 centros comerciales<\/strong>.<\/li><\/ul>\n\n\n\n

    • En el resto de las zonas metropolitanas, en promedio existen 11 centros comerciales por ciudad con un tama\u00f1o medio de +19,000 m\u00b2 de GLA.<\/li>
    • El 33% del GLA <\/strong>se concentra en centros comerciales tipo power center<\/strong>, seguido de los community center <\/strong>con el 24%<\/strong>.<\/li>
    • Los proyectos mixtos concentran el 8% del GLA, siendo el tipo de centro comercial que present\u00f3 un crecimiento acelerado entre el 2017 y 2019.<\/li>
    • Durante el 2020, se observ\u00f3 que la tasa de disponibilidad<\/strong> present\u00f3 un incremento de 9 puntos porcentuales<\/strong> con respecto a la disponibilidad registrada en el 2019.<\/li>
    • Los centros comerciales mixtos son los que han presentado la mayor desocupaci\u00f3n durante el 2020. Al ser proyectos con oficinas y hoteles, sus afluencias se han visto reducidas considerablemente, siendo un factor negativo en la consolidaci\u00f3n de ventas.<\/li>
    • Al igual que la tasa de disponibilidad, los precios de renta dentro de los centros comerciales presentaron una disminuci\u00f3n del 10.5%, <\/strong>en comparaci\u00f3n a los precios registrados en el 2019. Sin embargo, en centros comerciales como fashion mall, mixtos, super regional center y community center, se detectaron bajas entre el 10% y 30%, debido a los descuentos que aplicaron <\/strong>los desarrolladores como apoyo a sus inquilinos.<\/li>
